Established in 2013, Lakes Mortgages is an independent mortgage broker in Cumbria, but with clients as far away as Kent! Lakes Mortgages have quickly established a reputation for a proactive approach and a personal service delivered to first time buyers, existing homeowners, landlords and those seeking Equity Release. From our office in Sandside, Milnthorpe, we are proud to have helped hundreds of people in the surrounding area. However, we're definitely not your average mortgage brokers, we're very relaxed but work hard to provide a friendly, personal service that proves applying for a mortgage doesn't need to be boring.
Phil started his financial services career with 'Countrywide Financial Services' and has worked as a 'Whole of Market' Mortgage Broker for over 20 years. He holds CeMAP – Certificate in Mortgage Advice and Practice (IFS), CeFA - Certificate for Financial Advisers, and CeRER - Certificate in Regulated Equity Release. He specialises in Residential Mortgages, Equity Release, Commercial Lending, Buy to Let/Let to Buy and Protection.
Phil's key objectives are to make sure you obtain an unbiased opinion, researching the market place to find the best products to suit your needs. He will help you purchase your home or refinance an existing one through "whole of market" mortgage advice. In addition he can ensure you or your family can retain your home in the event of illness or sudden death by providing a full protection advice service.
When Phil isn't helping clients, he loves the fresh air, spending his time walking and gardening. However, his passion lies with sport - he is an avid cricket fan, having played at County and local level over the years.
Sarah joined us in 2022, to initially deal with our accounts and help with administration.
However, she successfully obtained her CeMAP qualifications in December 2023 and is now our second Broker! Prior to Lakes Mortgages, Sarah was previously self-employed in the hospitality industry, but latterly spent 2 years within the NHS. She therefore has excellent personal skills and is proving very adept at sourcing specialist mortgages for complex circumstances.
When she’s not working, you'll find her walking in the hills with her beloved dog (and company mascot!), Poppy, and spending time with her two children.
Nicola joined us in 2020. She handles the administration of the mortgages, deals with the lenders and solicitors to make sure everything runs like clockwork in your transaction.
Prior to Lakes Mortgages, Nicola worked in law for 25 years and has extensive experience in residential conveyancing together with estates and private client work. She is exceptional at liaising with solicitors to make sure they get the job done on our behalf and helps clients with the legal terminology that baffles most of us.
She latterly worked for the NHS in an Estates & Project Manager roles, helping to maintain and deliver large refurbishment and relocation projects.
Out of the office, you'll find her sailing during the summer, and skiing in the winter whenever possible.
Poppy joined us in 2022 as she wanted to be in the office where she could shine in a HR and wellbeing role.
She ensures a warm welcome to visitors to the office, and is always on hand to assist with lunch consumption and the removal of any stray crumbs. Poppy makes sure that calmness reigns during busy periods by offering to be be stroked or taken for a quick walk down the lane; excelling at the wellbeing element of her role!
She loves a warm spot to monitor office activities and takes parts in all meetings, giving her input where necessary.
Out of the office, you'll find her walking in the hills with Sarah during the summer, and in winter, snuggling in her bed as much as possible!
